Collective EPC and works plans: drone thermography for condominiums, price
For French condominiums, the Climate and Resilience Act timetable has run its course: since 1 January 2026, the collective energy performance certificate applies to all relevant residential condominiums, from the largest to the smallest, and the multi-year works plan applies to buildings over fifteen years old. In practice, managing agents and owners' councils must document the state of their buildings — envelope, roof, façades — to prioritise works that quickly run into hundreds of thousands of euros. This is exactly where the drone helps: a thermographic survey of façades and roof, done in half a day without scaffolding, shows where the building loses heat and the real condition of the upper parts. 2026: the timetable is complete, condominiums must document
The Climate and Resilience Act spread its obligations over three years by condominium size: the collective EPC applied first to large condominiums, then medium ones, and since 1 January 2026 to small ones — the cycle is complete. The multi-year works plan, mandatory for buildings over fifteen years old, follows the same logic: a draft plan built on an analysis of the building, updated, voted and funded. Add the global technical audit (DTG) that many condominiums commission at the same time to pay for a single study campaign.
All these documents share one trait: they are worth what the field observations feeding them are worth. And a building's envelope — façades above the second floor, roof, stacks, technical terraces — is precisely the part nobody ever sees up close. What drone thermography shows on an apartment building
Carried out in the heating season, early in the morning, drone thermography maps the envelope's heat losses: thermal bridges at slab edges and balconies, poorly insulated façade panels, roller-shutter boxes, leaking rooftop pipe runs, damp areas of tired waterproofing. The drone brings what a street-level camera cannot: whole façades viewed square-on, including upper floors and inner courtyards, and the complete roof.
Methodological rigour matters more than the camera: a review by Matthew Fox, David Coley, Steve Goodhew and Pieter de Wilde published in 2014 in Renewable and Sustainable Energy Reviews classified building thermography methodologies and their validity conditions — temperature difference, wind, radiation — (see the study on Google Scholar): a serious report documents these conditions image by image. From findings to the works plan: prioritising with evidence
The benefit for the managing agent and owners' council is very concrete: thermography and high-resolution photos give the consultancy drafting the works plan located, dated findings instead of assumptions. Flat-roof waterproofing showing saturated areas shifts priority to roof renewal before façade insulation; widespread thermal bridging at balconies argues for external insulation as a firm tranche; a documented healthy façade avoids budgeting unnecessary works.
The same image set serves several times: general meeting (owners see the defects instead of debating them in the abstract), contractor consultation (pricing on dimensioned photos, fewer site visits), post-works follow-up (a repeat thermography to verify the result). Mission conditions in town: neighbours, GDPR, weather window
A condominium is almost always in a built-up area: the flight falls under regulated scenarios, with the checks and filings we detail in our flying in cities guide. The managing agent informs residents of the date and purpose of the mission — essential for everyone's peace of mind, and for thermal image quality: closed windows and normal heating give a representative reading. The weather window is the limiting factor: you need cold (typically November to March), no rain, little wind and no direct sun on the measured façades. Missions are booked ahead, and agents often group several buildings of one portfolio into the same cold week — which also lowers the unit price.
