Curtain wall and high-rise façade drone inspection: method, price
An office tower often means ten to forty thousand square metres of curtain walling: grids of glazing and panels hung from the structure, assembled with gaskets and brackets that age — under sun, wind and thermal cycling. When a gasket fails, water gets in; when a structurally glazed pane debonds, it becomes a falling hazard over public space. Yet examining these façades traditionally relies on building maintenance units and rope-access teams: slow, costly, and sample-based. The drone reverses the equation: in one day it photographs a tower's entire façades, bay by bay, in high resolution and thermography, and hands the property manager an exhaustive map of points to treat — to which rope-access teams are then sent, where useful. What ages on a curtain wall — and what is at stake
A curtain wall ages through its assemblies: EPDM and silicone gaskets drying and shrinking, structural glazing (SSG) seals losing adhesion, working brackets and splices, loosening cover caps. Add end-of-life insulated glazing units — fogging between panes, dead edge seals — and thermal breakage. Consequences range from chronic infiltration, hard to locate from inside, to elements falling onto the forecourt, which directly engages the owner's liability.
For a landlord the stakes are also asset-level: the façades' real condition weighs on works arbitrations, lease renewals and disposals — one of the items scrutinised in real-estate due diligence. An exhaustive, dated baseline, redone periodically, transforms the management of these façades: you no longer discover, you monitor.
Drone versus cradle: exhaustiveness changes the job
Building maintenance units and rope access remain indispensable for touching: probing a gasket, removing a threatening element, repairing. But for seeing, they are structurally limited: a few bays a day, zones the cradle rails cannot reach, sample-based reporting. The drone photographs every bay square-on, at constant distance, with detail that shows the state of a few-millimetre joint; images are filed by façade, level and bay, and every defect gets a coordinate.
The scientific literature confirms this division of roles: a study by Jorge Falorca and João Lanzinha published in 2021 in the International Journal of Building Pathology and Adaptation, combining theoretical analysis and exploratory tests, concludes that drones are becoming the routine means of façade inspection — fast, safe, repeatable — while referring contact investigations to traditional access (see the study on Google Scholar). Thermography: dead glazing units and invisible leaks
On a curtain wall, the thermal camera sees what the eye cannot: insulated glazing units that have lost their gas or taken in moisture show a different signature from their healthy neighbours — a census impossible from inside occupied buildings —, warm-air leaks trace failing gaskets, thermal bridges at brackets and slab edges appear bay by bay. For a building bound by the French tertiary decree milestones, this census quantifies directly actionable savings: replacing dead units, resealing the leakiest levels.
Measurement conditions matter — temperature difference, no direct sun on the measured façade, building heating — and are planned façade by façade through the morning. The report overlays visual and thermal: fogging confirmed by both channels is beyond dispute.
Flying between towers: a real trade
A business district is a demanding environment: aerological site effects — wind accelerates and swirls between towers —, GPS reception degraded by masking and reflections off glazed façades, dense public at ground level. The mission is coordinated with the property manager and tenants: occupants informed — a drone tracking along occupied offices is not improvised —, blinds down on the measured side where thermography requires it, slots outside forecourt rush hours.
