Facade diagnosis by drone before renovation: cracks, render, price
Before launching a renovation project, a property manager, a social housing landlord or a public-sector project owner first need to know precisely what they are dealing with: a superficial crack or a structural disorder, render peeling off over two floors or across the whole building. The classic diagnosis — binoculars from the street, or a point-by-point survey from a cherry picker — inevitably leaves blind spots on a multi-storey building, and eats up a sizeable budget just for the preliminary survey. A drone flies past every facade at a constant standoff distance and systematically documents visible defects, with no cherry picker or scaffolding needed. Here is what a drone facade diagnosis can show before a renovation, the regulatory framework it falls under, and what it costs in 2026.

Why the drone changes facade diagnosis before renovation
Many French municipalities require, by local order, a facade renovation every ten years, and a property manager or landlord anticipating that deadline needs a reliable survey before consulting contractors: which facades to prioritise, how much render needs redoing, which weak points (balconies, cornices, window sills) need specific treatment. The traditional diagnosis relies on observation with binoculars from the street — imprecise beyond the second or third floor — or on an articulated cherry picker moving point by point, facade by facade, with equipment rental, a traffic order for the ground footprint, and several days of work on a sizeable building.
A drone covers the same facade in a single flight, at a constant standoff distance and with no blind spots: every level, including the top floors or courtyard-facing walls that are hard to reach with a cherry picker, is documented with the same sharpness. For a property manager, the benefit goes beyond speed alone: systematic, dated photos give co-owners objective visual evidence of the building's condition — a concrete lever to get works voted through that would otherwise sometimes stall at the general meeting for lack of tangible evidence.
What a drone diagnosis spots on a facade — and what it does not replace
The flight documents the defects most commonly looked for before a renovation: the path and extent of cracks (isolated or in a branching network, often a sign of a deeper disorder), render or paint peeling or blistering with a risk of pieces falling onto the public street, tiles or stone cladding coming loose, corrosion of balcony guardrails and their anchors, staining from infiltration under window sills, and the condition of expansion joints. On a narrow inner courtyard or a facade fronting a busy street, where a cherry picker is hard to position or requires a road closure, the drone often remains the only practical way to cover the whole surface.
A study published in 2025 in the journal Sensors by Fan, Mai, Xue, Lau, Jiang, Tao, Zhang and Tsang describes a system combining visible-light and thermal drone imaging with deep-learning algorithms to automatically detect cracks, detachment and water infiltration on residential facades, achieving a good detection rate across several defect types (see the study on Google Scholar). The regulatory framework for flying close to an occupied facade
Flying close to an occupied facade, at the height of windows and balconies in use, most often falls under the open category: sub-category A2 if the remote pilot keeps a safety distance from non-participating people at their window or on their balcony, A3 if the flight takes place well clear of any bystander. Frequently asked questions about drone facade diagnosis
Does the drone replace the structural engineer or architect handling the renovation? No: it provides a complete, dated visual survey that serves as the basis for the architect's or structural engineer's technical assessment, who alone are qualified to draw up work recommendations from it.
Should residents be informed before the flight? It is not a strict legal requirement, but it is good practice: a notice posted by the property manager heads off questions from residents during the flight, given that the shots focus on the building envelope.
Can the drone measure a crack's exact width? No: it can spot and precisely locate cracks, but a fine measurement of their opening (gauge, crack meter) remains a complementary manual check if monitoring over time is needed.
How long does a diagnosis take on a ten-storey building? Anywhere from a few dozen minutes to two or three hours depending on the number of facades and whether an additional thermal pass is needed, against several days for a cherry-picker survey.
