A glass roof is unforgiving: the slightest cracked pane, the loosest glazing bead sits above travellers, shoppers or workstations. Stations, shopping centres, covered arcades, shed-roofed workshops, head-office atriums: these glazed structures age — corroding profiles, UV-baked seals, saturated gutters — and their traditional inspection is a project in itself: nets, scaffolding or rope-access above a space that must be closed off. The drone inspects the outer face in external flight, and often the inner face from inside the volume, without shutting the site. What fails on a glass roof — and what the drone sees of it

Four families of defect dominate. The glazing: thermal breakage, delaminated laminates, cracked or slipped panes out of their rebate — a defect of a few centimetres, invisible from the ground, perfectly legible on a photo from 3 metres. The framing: corrosion of steel profiles, especially at nodes and bearings, blistered paint, missing fixings. The watertightness: tired EPDM gaskets or sealants, detached flashings, and above all cluttered gutters — the first cause of leaks on these structures. Finally the added equipment: smoke vents, lifelines, hail guards.

The drone building-envelope literature confirms the tool's relevance on such surfaces: a study by Falorca and Lanzinha published in 2021 in the International Journal of Building Pathology and Adaptation, based on exploratory tests, concludes that drones enable reliable identification of hard-to-reach envelope defects, while stressing their limits — reflections, lighting conditions — which demand an experienced operator (see the study on Google Scholar). On glazing those limits are real: reflections are managed through shooting angle, time of day and sky — a skill, not a detail.

Flying above a site open to the public: how it works

It is facility managers' number-one objection — and it is manageable. The external flight above the structure is organised like any urban populated-area mission: appropriate scenario, ground perimeter, chosen slots — early morning for a shopping arcade, off-peak for a station forecourt — and coordination with the operator (and, on railway land, with the site's procedures). Direct overflight of people is avoided by design of the flight plan: work is done offset, bay by bay.

The inner face — the soffit, where leaks, condensation and fixings seen from below show — can be inspected with a small protected drone indoors, outside aviation rules, outside opening hours: an hour's flight in an atrium replaces a lift that would have closed the zone for a day. The two documented faces cross-reference: a stain on the inner face is traced to its origin on the outer face — gutter, gasket, flashing. This two-sided approach is the same as for curtain walls and high-rise façades, the glass roof's vertical cousins.

From findings to maintenance plan

The useful deliverable is not a photo album but a bay-by-bay condition record: every pane and every bay identified on a layout drawing, with a condition grade (sound, to watch, to replace) and attached photos. That document lets the manager price a partial replacement, prioritise gutters to clear, and schedule rope-access work where it is genuinely needed — the drone does not replace the hand that tightens a glazing bead, it avoids paying rope hours to find out where it is.

Frequently asked questions

Can the drone detect a delaminated laminated pane or a tired gasket?

Mostly yes: delamination shows as iridescence and bubbles in raking light, tired gaskets through shrinkage, crazing or run marks. However, a gasket's residual adhesion or a fixing's torque can only be tested by hand: the drone says where to send the rope technician, not whether a quarter turn is needed.

Must the arcade or station close during the flight?

Rarely entirely. The external flight is planned offset and off-peak with a limited perimeter; the indoor flight happens outside opening hours. That is the whole point versus traditional access, which closes the zone for days: here, operations continue.
