Pre-construction condition surveys of neighbouring buildings by drone: price
Every developer who demolishes, excavates or builds in a dense urban site knows the scenario: a few months into the works, a neighbour declares cracks and blames the site for defects sometimes far older. The remedy is old and proven — the French pre-construction judicial survey (référé préventif): before opening the site, the developer asks the court, under article 145 of the civil procedure code, to appoint an expert who records the condition of neighbouring buildings adversarially. This report freezes the "before" situation and later settles claims. One blind spot remained: the expert records what he sees, and from the street or the flats he sees neither upper façades, nor roofs, nor the chimney stacks of adjoining buildings. That is exactly what the drone adds. Here is how it fits into pre-construction surveys, and prices observed in 2026.

The judicial survey, the developer's peace-of-mind insurance
The mechanism is simple: before the works, the developer applies to the court, which appoints a judicial expert; the expert summons all parties — neighbours, managing agents, contractor, insurers — and records the condition of every neighbouring building within the site's zone of influence: cracks, settlement, damp, general state. The procedure's cost is out of all proportion to litigation: when a claim arises, current condition is compared with the initial report, and the debate is usually closed.
The device's value depends entirely on the completeness of the initial record. A defect not documented "before" becomes arguable "after": it is precisely on the upper parts — long-cracked cornices, already loosened chimney stacks, pre-existing broken tiles — that the hardest claims arise, for lack of reference images. What the drone adds: the parts nobody sees
In half a day, the drone photographs in high resolution what neither the expert nor a bailiff can otherwise record: courtyard façades and blind gables, upper floors viewed square-on, cornices, string courses and mouldings, complete neighbouring roofs, chimney stacks, party walls. Each image is dated and tied to a location plan; visible cracks are mapped façade by façade. Appended to the expert's report or a bailiff's statement, this photographic file gives the initial record the completeness that makes its strength.
The practice reflects a broader trend: a systematic review by Yuting Zhou and Masoud Gheisari published in 2018 in Construction Innovation lists inspection and condition documentation among the leading drone uses in construction, precisely for their ability to cover inaccessible surfaces quickly (see the study on Google Scholar).
During the works: monitoring neighbours, handling claims
The baseline is only act one. During sensitive phases — demolition, diaphragm walls, deep excavation, dewatering —, intermediate passes from the same viewpoints compare how neighbouring buildings actually evolve: a working crack shows, a stable crack too. When a claim arises, the developer answers in days and on evidence: "before" image, "during" image, precise location. Flight rules and evidential value
These missions take place by definition in dense urban areas: the flight follows specific-category scenarios, with the prior steps described in our flying in cities guide. Affected neighbours are informed — usually via the expert's summons or a managing agent's notice —, which incidentally eases access to inner courtyards. Images frame the buildings: no interiors, no people, blurring where required, per our overflight and private property guide.
As for evidential weight, the file's strength lies in traceability: time-stamped, georeferenced images, a location plan, attachment to a judicial expert's or bailiff's report that authenticates the context. The pilot supplies raw metadata and keeps the originals — a simple requirement to state in the order.
