Building rooftop extensions: the drone survey (roof, party walls), price

Building the city on the city: with the "no net land take" objective and building land nowhere to be found, vertical extension — adding one or two storeys to an existing building — has become one of the most serious sources of housing and floor space in dense areas. But every rooftop extension first hits a geometry question: what is the exact shape of the existing roof, where do the party-wall profiles run, what do the chimney stacks, rooftop structures and plant that must be removed or integrated really measure, and what envelope does the local plan allow above? Answering with scaffolding is expensive and comes too late; answering with a drone takes a morning. The photogrammetric flight gives the architect and structural engineer an exact 3D model of the existing building, on which feasibility is decided and the permit designed. Rooftop extension, the dense city's land reserve

The trend is structural: land-sobriety objectives are progressively closing urban sprawl while housing demand remains. Building upward answers both — new floor space without a square metre of land — and lawmakers have lifted several locks over the years: relaxed planning rules, easier condominium majorities to sell the right to build up, possible derogations from height rules in some zones. For a condominium, selling the extension right funds heavy works; for a developer, it is an operation with no land to acquire in the classic sense.

But the technical equation is tight: will the existing structure carry the load, do the neighbouring party-wall profiles allow the new floor to lean against them, does the permitted envelope leave a usable height? All these questions are settled on the exact geometry of the existing building — which the drone survey delivers first.

The survey that decides everything: roof, party walls, rooftop structures

The photogrammetric flight, RTK-referenced, captures in a point cloud and 3D mesh everything the extension will have to deal with: the roof's real geometry (slopes, mansard breaks, valleys), chimney stacks with their heights, lift overruns and plant, parapets, and above all the party-wall profile survey — the exact outline of the gable walls and adjoining constructions that will border the project, traditionally one of the most acrobatic surveys to establish. The reliability of close-range photogrammetry on buildings is well documented: a study by Arnadi Murtiyoso and Pierre Grussenmeyer published in 2017 in The Photogrammetric Record assessed building reconstruction from close-range drone images and showed quality compatible with architectural uses, identifying the vigilance points — texture, acquisition geometry — that make the difference (see the study on Google Scholar). What the architect and engineer do with it

On the 3D model, the architect tests feasibility in hours rather than weeks: planning envelopes overlaid on the existing building, usable heights under setback rules, party-wall sections, layout variants for the new floor. The structural engineer reads possible load paths and locates hard points — plant to remove, stacks to reroute. And the permit file rests on exact documents: reliable as-built plans, landscape insertions built on the site's real aerial views.

The same model then becomes the works reference: contractor consultation on exact geometry (frames and prefabricated elements are drawn on the real existing structure), pre-works baseline, monitoring. That is the "digital twin" use we detail in our photogrammetry and BIM guide.

Condominium, neighbours and the drone's limits

A rooftop extension is decided as much in the owners' meeting as on drawings: the 3D model and its sections give co-owners a concrete representation of the project — what changes, what is visible, from where — and ground the debate.
