Green roof monitoring by drone: coverage, irrigation, maintenance, price
Driven by France's greening-or-solar obligations on commercial and office roofs, by density bonuses in local plans and by urban cooling policies, green roofs now count in millions of square metres in France. But a green roof is not a product you install, it is a living system you maintain — and monitoring is precisely what is missing: nobody goes up to see whether the sedum survived the summer, whether irrigation works, whether unwanted woody plants are settling in. A dead green roof means cancelled environmental benefits, an eroding warranty and, underneath, a waterproofing membrane living its life unwatched. The drone turns this monitoring into a routine: high-resolution photo, multispectral and thermal in a single flight, without stepping on a fragile substrate. Method and prices observed in 2026.

Green roofs everywhere — maintenance nowhere
The green-roof paradox fits in one sentence: they are mandated, subsidised, photographed at handover — then forgotten. Yet the benefits that justify them are conditional on their health: a synthesis by Umberto Berardi, AmirHosein GhaffarianHoseini and Ali GhaffarianHoseini published in 2014 in Applied Energy details the services delivered — stormwater retention, insulation, heat-island mitigation, biodiversity — and their dependence on the actual state of vegetation and substrate (see the study on Google Scholar). Scorched sedum cools nothing, retains little, and lets the substrate blow away in patches.
For the building owner the stakes are also contractual: maintenance contracts and establishment warranties rest on a vegetation coverage rate — often 80% at the end of the establishment period — that nobody measures objectively. That is exactly what a drone flight quantifies.
Measuring life: coverage rate and vegetation health
The flight first produces a centimetre-scale orthophoto of the roof, on which the coverage rate is measured zone by zone rather than guessed: living vegetated areas, bare patches, zones colonised by moss or weeds, unwanted woody plants — whose roots eventually threaten the waterproofing and must be pulled young. Comparison with the initial planting plan says precisely where the establishment warranty must apply.
The multispectral sensor sharpens the diagnosis: vegetation indices distinguish a vigorous cover from a stressed one before the difference is visible to the eye, exactly as on a farm plot — the mechanics of our water stress by drone guide, transposed to a few hundred square metres of sedum. On large vegetated logistics roofs, this monitoring pools with the roof inspection itself.
Water, both ways: irrigation and waterproofing
In summer, a late-afternoon thermal pass reads the roof's water behaviour: properly irrigated zones or those with good reserves stay cool through evapotranspiration, dry zones heat up — a direct map of irrigation faults (a sector out of service, clogged drippers, substrate too thin and drying first) that the maintainer can act on the next day. On non-irrigated roofs, the same map identifies zones where the substrate no longer holds enough water to survive a heatwave summer.
Then there is what lies beneath: the membrane. Vegetation complicates classic leak detection, historically one of the brakes on adoption. The drone cannot see through substrate, but it documents the singular points where most defects arise — upstands, joints, outlets, peripheral sterile zones — and thermography guides investigations when an infiltration is declared, following our flat-roof leak guide. For whom, at what pace
Three profiles concentrate the need. Landlords and operators of office and logistics parks, who must prove the upkeep of installations required by regulation — and whose roofs count in dozens: the pooled annual tour is the obvious format. Landscape contractors holding maintenance contracts, for whom an objective coverage measurement secures the establishment-period handover and documents their work. Local authorities and social landlords, finally, whose green roofs on schools, gyms and housing age unwatched.
The useful pace: one full pass at the end of summer — the season that kills green roofs — and, for irrigated roofs, a thermal pass at midsummer to check the watering.
