Logistics and retail building roofs: drone inspection, price
A modern logistics platform means two to ten hectares of roof: steel deck or waterproofing membrane, hundreds of smoke vents and skylights, kilometres of gutters, and increasingly a photovoltaic plant. That roof is at once the building's most exposed element, the most dangerous to visit — falling through a skylight remains a classic roof-work accident — and the one on which operations (a leak above stocked goods gets expensive fast) and compliance depend. The drone inspects these surfaces without a single technician going up, in a fraction of the time. Here is what an inspection covers, what thermography adds, and 2026 prices for warehouses, platforms and retail roofs.

Why these roofs are a case apart
Large roofs have their own pathologies: membranes blistering or pulling back at upstands, steel-deck fixings working loose, gutters and rainwater outlets blocked — the first cause of claims —, yellowed and brittle skylights, tired expansion joints. Add the equipment: air handling units, dome lights, lifeline anchors, and on a growing number of sites photovoltaic panels. Many of these buildings fall under the French covered-warehouse regime (ICPE heading 1510), whose audits and insurability assume documented upkeep of the envelope and smoke extraction.
Human visits to these surfaces stack up drawbacks: work-at-height permits, marked walkways, no-go fragile zones… so that in practice the roofs are almost never seen in full. A review by Tarek Rakha and Alice Gorodetsky published in 2018 in Automation in Construction showed how drones systematise precisely this kind of envelope inspection, making it repeatable and traceable (see the study on Google Scholar).
The standard inspection: roof orthophoto and defect survey
The standard mission produces a complete roof orthophoto at a few millimetres or centimetres per pixel, on which every defect is pinpointed, photographed in detail and ranked by criticality: waterproofing, fixings, drainage, skylights, upstands. The manager receives an annotated roof plan — often the first exhaustive record of the asset's condition — and a prioritised works list to hand to the roofing contractor, whose crews will only go where needed.
Repeated yearly or after each event (hail, storm — see our roof inspection after storm guide), the orthophoto becomes a history: you watch a blister grow, a gutter green over, and you plan renewal before the claim. For an owner or investor, the same deliverable feeds technical due diligence on logistics acquisitions and disposals.
Thermography: leaks, insulation, and rooftop photovoltaics
On membranes, late-afternoon thermography reveals water trapped under the waterproofing: saturated areas release heat longer and trace the real extent of an infiltration — often very different from where water drips inside. It is the method of our flat-roof leak detection guide applied at hectare scale: you repair a few dozen square metres instead of redoing a whole cell. In the heating season, the same camera maps insulation defects, a useful input for the consumption-reduction obligations of the French tertiary decree.
Finally, these roofs are filling with panels: solarisation obligations on large retail and logistics roofs keep ramping up, and a rooftop plant is inspected by thermography following the protocols in our guide to photovoltaic plants (IEC 62446-3). Coupling the waterproofing inspection and the PV check in one mission is the obvious economic reflex.
Working conditions on a live site
The drone does not interrupt operations: no cell closures, no dock shutdowns; only the take-off point and its immediate surroundings are cordoned. The prevention plan is minimal compared with roof access, and the mission fits the site's slots — many happen on Saturday mornings at high-rotation sites. Many logistics parks sit next to an aerodrome: the pilot checks the aeronautical chart zones and secures the necessary protocols, as for any mission described in our roof inspection by drone guide.
For sensitive sites (bonded logistics, pharmaceutical, neighbouring Seveso), the provider fits the security requirements: overflown perimeters agreed in advance, images delivered on controlled media, confidentiality clauses. The same reflexes as for industrial site surveillance.
