Brownfield mapping by drone: redevelopment, land-use targets, price
Since France's 2021 Climate and Resilience law set the "zero net land take" target — halving the consumption of natural land by 2031, zero net by 2050 — industrial brownfields have gone from awkward liability to strategic land reserve. But before redeveloping a former factory, a railway depot or an abandoned logistics site, you need to know it: exact built footprints, roof condition, rubble volumes, vegetation that has taken over, collapse zones. On a degraded site where you don't send a surveyor on foot without precautions, a drone produces a centimetre-grade orthophoto, a 3D model and a full visual survey in half a day. Here is what drone mapping brings to a brownfield redevelopment project, and what it costs in 2026.

A brownfield is never as well known as you think
The documents available on a brownfield are almost always obsolete: factory plans from the 1970s, a cadastre that ignores extensions and partial demolitions, IGN aerial photos at 20 cm resolution and several years old. In the meantime, roofs have collapsed, outbuildings have burned, illegal dumping has accumulated — a phenomenon local authorities know well and that drones also document on illegal dump sites.
A drone survey resets the clock: an orthophoto at 2–3 cm per pixel shows the real state of the site on the day of the flight, the digital surface model gives building heights and rubble volumes, and oblique photos document the condition of façades and roofs without anyone entering hazardous areas. It is the same surveying principle as 3D photogrammetry modelling, applied to a site where access safety changes the whole value of the method.
What the drone delivers for a redevelopment project
Four deliverables cover most needs. The georeferenced orthophoto, an up-to-date base map for the urban study, the site plan and public consultation documents. The digital surface model and point cloud, which measure footprints, heights and volumes of material to remove — a major line in the demolition budget. Oblique photos and videos recording site condition, useful to project managers, insurers and surveyors, notably to prepare asbestos roof surveys without climbing up. Finally, monitoring over time: a periodic flight documents intrusions, damage and dumping between acquisition and the start of works.
Research has also shown drone imagery can go beyond the visible: a 2015 study published in Science of the Total Environment by Capolupo, Pindozzi, Okello, Fiorentino and Boccia combines drone photogrammetry with hydrological models to spot zones of potential contaminant accumulation (copper) in soils, identifying runoff paths from the micro-relief (see the study on Google Scholar). On a brownfield, this kind of analysis does not replace the regulatory soil pollution survey by boreholes, but it helps consultancies target their sampling points.
Regulations: flying over an abandoned site
A brownfield is private land: the owner's consent (or that of the public land agency, the local authority or the liquidator) is the prerequisite for any mission. On the aviation side, everything depends on the surroundings: an isolated rural site means a simple open-category flight; a site in a town centre or near an aerodrome means dealing with restricted zones and, in populated areas, a prior notification. Some railway or harbour brownfields also fall under their own regimes — flying over maritime port grounds is now a criminal offence without authorisation, as detailed in our nautical inspection guide.
Then there is the question of bystanders: an "abandoned" site never quite is (neighbours, unlawful occupation). The pilot plans the flight to avoid overflying people and handles the data in line with GDPR if neighbouring homes appear in the images.
The price of drone brownfield mapping in 2026
The price tracks the surface area, the complexity of the buildings and the requested deliverables. Orders of magnitude observed in France in 2026:

In a development budget where demolition runs to hundreds of thousands of euros, the initial mapping is a negligible fraction of the cost — and it secures the quantity surveys from the outset. For a survey with regulatory value (boundary marking, certified topographic plan), the drone works in support of a licensed surveyor, who alone can certify boundaries.
Frequently asked questions about drone brownfield mapping
Does the drone detect soil pollution? No: the pollution survey remains a matter of boreholes and laboratory analysis. The drone provides the base map, the volumes and visual clues (drums, discoloured areas, runoff) that help target sampling.
Can you fly inside the buildings? Yes, with a protected indoor drone: flying inside a covered volume falls outside aviation regulations, as for warehouse inventory, but demands precautions specific to degraded buildings.
How accurate are rubble volumes? Within a few per cent with ground control points — ample for a demolition budget.
Who owns the brownfield I want surveyed? That is the first question to settle: without written consent from the owner or their representative, no serious contractor will take on the mission.
