Fire-damaged building survey by drone: risk-free assessment, insurance, price
The day after a building fire — warehouse, factory, farm, apartment block — everyone needs to see and nobody may enter: weakened frames, suspect floors, destabilised walls, sometimes a formal danger order. Yet those first days decide the insurance claim, the emergency measures and the damage estimate. The drone resolves that contradiction: it flies over and visually penetrates forbidden zones, photographs the exact extent of damage, spots residual hot spots with a thermal camera, and hands the loss adjuster and insurer a dated, geolocated, exhaustive file — without exposing a single person. Here is how this aerial survey unfolds, what it brings each party, and its 2026 cost.

The first 48 hours: documenting without entering
As soon as the fire is out and the site handed back by the fire service, the priority is to freeze the record before weather, secondary collapses or clearance alter it. The drone excels at this: overhead views of the damaged footprint, orbits around facades, descents through torn-open roofs to photograph the interior without crossing the door. In one or two hours of flight, the exact extent of the loss is documented — what burned, what is smoke-soiled, what seems spared — with a precision no ground survey can reach on an inaccessible building.
The thermal camera adds a safety dimension: it reveals residual hot spots in storage, insulation and debris — smouldering pockets that can rekindle hours after extinction — the same technique as the post-fire monitoring described in our post-fire hot spot detection guide, applied to buildings. Firefighters use it to target reconnaissance; the operator, to decide when the fire watch can be stood down.
What the drone file brings the adjuster and the insurer
Insurance adjustment needs dated facts: the drone file provides timestamped, geolocated imagery, an orthophoto of the damaged site and, if needed, a photogrammetric 3D model for measuring collapsed areas and debris volumes — useful to price clearance and objectify the extent of damage. Drone-based structural damage mapping is validated in the scientific literature: a review by Kerle and co-authors at the University of Twente, published in 2020 in ISPRS International Journal of Geo-Information, synthesises methods for mapping building damage by drone, up to automated detection of defects in imagery (see the study on Google Scholar).
For the policyholder, the same file serves the adversarial side of the claim: it also documents what did not burn (spared stock, neighbouring buildings) and the true condition of party walls, which matters in recourse between insurers. The logic matches our flood damage assessment and agricultural damage guides: the richer and better dated the initial record, the faster the settlement and the less it is disputed.
Asbestos, danger orders, clearance: the next steps the drone prepares
A fire in an older building almost always raises the asbestos question: fibre-cement sheets shattered by heat, debris scattered around. Then comes clearance and deconstruction: photogrammetric measurement of debris volumes objectifies the demolition contract quantities, and repeated flights track progress — the mechanics described in our volume measurement guide. Finally, for rebuilding, the point cloud of the cleared site becomes the project's base: the loss will at least have produced an up-to-date as-built survey.
Operating framework: who authorises the flight?
While emergency services are operating, the airspace above the site may be restricted to protect their own aerial assets: you fly only with the incident commander's agreement. Once the site is handed back, the mission becomes a standard professional flight: consent of the owner or their insurer, prior declaration in built-up areas, GDPR precautions if third parties or public roads border the site. The pilot keeps safety distances from unstable structures — the zoom documents finely without approaching.
The right reflex for an operator or property manager: build the drone into the claims procedure, alongside security guarding and tarping. A mission can be mobilised within 24 to 48 h anywhere in France, and the first days' images can never be recaptured. These amounts are frequently covered as adjustment costs or emergency measures under the policy — a point to confirm with the insurer at first notification. Against a loss running into hundreds of thousands of euros, an unchallengeable record from day one is one of the best investments in the file.
