Drone and Industrial Laundry: ICPE Heading 2340, Roof, Steam Network and Prices

At six in the morning, an industrial hospital laundry is visible from a distance : a plume of white steam rising from the extractors, a boiler stack drawing hard, and a queue of roll-cage lorries already forming at the loading dock. Nobody climbs onto the roof : it is packed with extraction ducts, unit heaters and extractor motors added over twenty years of extensions, in a permanently humid atmosphere. Yet it is up there — plus the boiler flue and the sections of steam pipework running outdoors — that the trade's biggest cost line is decided : energy. Here is what the drone documents on this kind of site — roof condition, stack, pipe insulation, detergent tanks, loading yard — what it does not replace, and the prices.

ICPE heading 2340: the washing-capacity criterion and the energy stake

A hospital laundry, a hotel laundry, a workwear rental-and-maintenance plant or an industrial linen laundry all fall in France into the same regulatory box : ICPE heading 2340, « laundry, linen washing », excluding dry cleaning, which is covered by heading 2345. The classification criterion is simple and direct : linen washing capacity. Above 500 kg a day and up to 5 tonnes a day inclusive, the installation is subject to declaration ; above 5 tonnes a day, it moves to registration. Two ministerial orders, both dated 14 January 2011, set the general requirements, one for the declaration regime, the other for registration. Their content directly shapes what an overflight is worth documenting : the duty to keep all installations clean and permanently maintained, containment bunds for liquid storage, access roads kept clear for the fire service, and limits on process water discharge — the registration text notably capping daily flow per tonne of linen processed.

Beyond compliance, what actually occupies a site manager lies elsewhere : steam. Washing hot, drying, ironing on a flatwork ironer or in a finishing tunnel — the whole process runs on heat produced by a boiler, and energy is the trade's largest variable cost after payroll. A life-cycle assessment of an Italian industrial laundry by Valeria Mezzanotte, Sara Venturelli and co-authors, published in 2025 in Cleaner Environmental Systems, puts the total environmental impact at 12.77 mPt per kilogram of linen processed, of which 4.62 mPt for washing alone, 4.29 mPt for ironing and 1.56 mPt for drying : the three heat-consuming stages concentrate most of the footprint, and the authors estimate a 19.7 % reduction from generating renewable energy on site (see the study on Google Scholar). Any untreated heat loss on the roof, the flue or an outdoor steam pipe run is therefore paid for twice : on the gas bill and in the carbon balance.

A roof packed with equipment: ducts, unit heaters and steam extractors

An industrial laundry's roof is one of the most cluttered there is. On a long-span steel deck accumulate the extraction ducts of the dryers and finishing tunnels, the steam extractors venting humidity from the ironing hall, unit heaters and air-handling units, heat-recovery ducting added during a retrofit, and sometimes a few rows of photovoltaic panels fitted later. Every penetration is a weak point, every motor plinth a load point, every post-original addition a waterproofing patch ageing at its own pace. All of it sits in an atmosphere of hot water vapour, at times lightly laden with washing chemicals, which corrodes fixings, upstands and flashings far faster than on a dry warehouse of the same age. A photogrammetric flight produces in one morning an orthophoto and a 3D model of the whole, without putting anyone on a roof whose load-bearing condition is precisely the unknown being investigated : this is the core of our drone roof inspection offer.

The resulting reading is immediately usable by a maintenance department : a gutter blocked by lint and textile fibres discharged by the extractors — a trade classic nobody sees from the ground —, a lifted sheet at the verge, a split upstand seal around a duct, standing water over a sagging bay, a corroded extractor shell, a displaced solar panel. Repeated yearly on an identical flight plan, the coverage becomes a comparable series that evidences how a specific point deteriorates from one campaign to the next — a concrete argument with an insurer, or in the trade-off between spot repair and full re-roofing.

Boiler stack and steam network: what aerial thermography shows

A laundry's energy bill has a face : the steam boiler and its flue. A guyed steel stack or a masonry chimney depending on the site's age, this flue is almost always the tallest and least accessible element : nobody climbs it outside a shutdown, and a lift often reaches it only by tying up the loading yard for half a day. A close-observation flight produces a dated, complete record of its outward condition : shell corrosion and perforation, condition of the guys and their anchor points, head fixings, joints on a masonry chimney, cap and protective grille, acid condensate runs down the outer wall, condition of the insulation and its protective cladding. The method is the one detailed in our guide to drone inspection of industrial chimneys and silos ; it usually serves to prepare an intervention — knowing what will be found before climbing, pricing a repair quote from evidence — rather than to replace it.

The thermal camera then takes over what, in a laundry, is hard to see with the naked eye : surface heat losses. A run of steam pipe or condensate return crossing outdoors between the boiler house and the workshop, insulation torn open by an old repair, a protective cladding removed and never refitted, a valve or a steam trap left bare, an uninsulated branch : these points show up plainly on a thermal image while going unnoticed on a ground patrol. The same pass reads the building envelope — roof zones markedly hotter above the dryers and the ironer, thermal bridges, compacted or damp insulation. A reference review by Dongjie Zhang, Changhong Zhan and co-authors, published in 2024 in the Quantitative InfraRed Thermography Journal, surveys drone-borne infrared thermography applied to building thermal performance and confirms the method's value for covering large envelope areas quickly, while recalling its dependence on measurement conditions — wind, solar exposure, material emissivity (see the study on Google Scholar). Detergents, bunds, water treatment and the loading yard

The second strand of a laundry overflight is environmental. Washing chemicals — caustic soda, alkaline detergents, chlorine or oxygen bleaches, neutralising acids, sequestrants — arrive in outdoor tanks or intermediate bulk containers feeding the dosing units, and the order of 14 January 2011 requires any storage of a potentially polluting liquid to have a containment bund sized at the greater of 100 % of the largest vessel and 50 % of the total capacity of the associated vessels. From the air, the actual layout of this area reads at a glance : the bund's footprint against the tanks genuinely present, drums or containers stored outside it, spill traces, the condition of the canopy, the position of stormwater grates relative to the tanker unloading bay. The drone documents ; it measures neither the bund's usable volume nor its leak-tightness, which are the operator's and its inspection body's business.

Next comes water treatment. An industrial laundry discharges considerable volumes of hot, alkaline effluent laden with suspended solids, generally treated on site — neutralisation, cooling, separation, sometimes partial recycling of rinse water — before discharge to the sewer within the flow and concentration limits set by the order. The treatment room or area, its buffer tanks and any basins are surveyed photogrammetrically like any pollution-control structure : our guide to drone inspection of a wastewater treatment plant details the method, directly transposable to a laundry's more modest scale. The same flight finally covers the loading yard : clean-linen and soiled-linen docks, the lorry turning area, parking for roll cages and wheeled containers, and the fire-service access road the order requires to be kept clear. Mission method, flight framework and prices

The mission fits into half a day for a typical site, a full day if close-observation work on the stack and a complete yard survey are added. It starts with a briefing with the maintenance or QHSE manager : the list of roof equipment to document, the boiler house and its vents, chemical unloading areas to avoid during a delivery, lorry movements and dock slots, a take-off point set clear of traffic lanes. The constraint specific to this trade is timing : a laundry often runs from very early morning to late evening, and the steam plumes from the extractors disrupt photogrammetric capture as much as thermal measurement. The useful window is generally early morning in the cold season — a large enough gap between the heated interior and the outside, with the sun not yet on the roof — which means fixing the date in advance rather than improvising. As with any intervention on an industrial site, the prevention plan and coactivity with staff are settled before the flight, never on the day.

Two airspace checks frame the mission. The zone is always checked on Géoportail before any quote : many industrial laundries sit in business parks near a major road, and those serving a hospital group can be a short distance from a healthcare facility helipad, a constraint to handle upstream and not on site. 2026 prices (excl. Frequently asked questions

Does drone thermography replace the laundry's statutory energy audit?

No. An energy audit is a standardised exercise that measures consumption, builds kWh balances and calculates the payback of each action ; it relies on meter readings, flow and steam-pressure measurements, and a process analysis that only an engineering consultancy carries out. Aerial thermography adds a visual layer to that work : a qualitative map of surface temperature differences on the roof, the flue and the outdoor pipe insulation, helping to prioritise which points to instrument. It produces no kWh figure and replaces neither the audit nor the field measurements that feed it.

Can a drone check the steam boiler and its flue instead of the approved inspection body?

No, and the distinction is clear-cut. A steam generator is pressure equipment whose in-service monitoring — periodic inspection, periodic requalification — is governed by the order of 20 November 2017 and carried out by an approved body or a designated competent person, with a dated, signed report for which they are accountable. The drone stays outside : it photographs the stack head, the fixings, the condition of the shell and the flue insulation, traces of acid condensate. It is an aid to maintenance and to preparing an intervention, never a statutory inspection.

Does an overflight allow the detergent tanks' bunds to be checked?

It gives a useful but partial picture. From the air you can read the tanks' actual layout, the presence and footprint of the bund, a product overflow, a suspicious puddle, a drum stored outside containment, a stormwater grate sitting where it should not be. The drone does not, however, measure the bund's usable volume — which the order of 14 January 2011 sizes at the greater of 100 % of the largest vessel and 50 % of total capacity — and it never tests its leak-tightness. Both checks remain the operator's and its inspection body's responsibility.
