Demolition and deconstruction with drones: site records, waste volumes, price

Demolition is construction in reverse: you start from a building you must know completely — materials, volumes, party walls — and end on a plot where everything must be proven — waste sorting, soils, final state. At every step the question is documentary as much as technical, and that is exactly where the drone excels: a full pre-works record, including roofs and neighbouring buildings; monitoring of strip-out and pull-down phases without exposing anyone; weekly volumes of rubble stockpiles; an as-built orthophoto. Here is how demolition contractors and clients use it, and prices observed in 2026.

Before works: the record that prevents disputes

The first financial risk of urban demolition is not the demolition itself, it is the adjoining buildings: pre-existing cracks blamed on the works, poorly known party-wall profiles, fragile neighbouring structures. A pre-works flight freezes the reference state — façades and roofs of the building to be demolished and of neighbouring properties, georeferenced and dated photos — complementing the court-appointed survey and bailiff reports, to which aerial images are appended. It is the same evidentiary logic as our cracks and insurance guide.

The same flight feeds technical preparation: photogrammetry of the building to set phasing and plant (true heights, crane or high-reach excavator footprints), roof reconnaissance for the pre-works asbestos survey — the drone documents fibre-cement roofing without sending anyone up — and measurement of the space available for on-site sorting.

Pre-demolition audits and circular economy: count before you crush

Under French decree 2021-822, significant demolitions and renovations (notably beyond 1,000 m²) require a pre-demolition audit (PEMD): products, equipment, materials and waste must be inventoried before works, with their reuse potential. The auditor works at ground level; the drone brings what they cannot see — roofing areas and materials, waterproofing, rooftop equipment, high cladding — and measured quantities taken on the photogrammetric model rather than estimated from old drawings.

During works, stockpile volumes take over: each flight measures the sorted stocks (crushed concrete, scrap, timber, soils) to the cubic metre. The reliability is documented: a study by Raeva, Filipova and Filipov published in 2016 in the ISPRS archives compared stockpile volume computation by drone and by GPS survey and found a difference of around 2%, for far less acquisition time (see the study on Google Scholar). During pull-down: monitor without exposing anyone

Once pull-down starts, nobody walks the drop zone — yet the site manager, project supervisor and safety coordinator still need to see: the state of a cross-wall about to be dropped, the behaviour of a retained wall, the cleanliness of the cut along the party line. The drone is the site's remote eye: short passes, images shared immediately, no production stop. On sensitive deconstruction (silos, chimneys, structures unstable after a disaster), it is sometimes the only inspection means — extending what we describe for post-fire building surveys.

Regular monitoring doubles as communication and site memory: a demolition timelapse is a spectacular deliverable for the client, and the weekly flight series forms a defensible site log if progress is disputed.

After: as-built survey and site release

Works complete, the drone delivers the as-built orthophoto and model: platform graded to the specified levels, excavation bottoms, retained utilities located, no residual deposits. This deliverable serves works acceptance, the land sale file, and the "state zero" of the next project — often a construction whose drone monitoring will follow the same thread. Regulation-wise, these sites are almost always in built-up areas: professional scenarios, préfecture notification, exclusion of third parties — the usual urban-flight framework, detailed in our flying in cities guide, with particular care around cranes and the dust that fouls optics.
