Winery Chai Roof Diagnosis and Thermography by Drone: Method and Price
A chai spanning several thousand square metres, built up in stages over several decades, whose roof hasn't been inspected since the last hailstorm ; a climate-controlled ageing room where the smallest thermal bridge threatens the stability barrel ageing depends on ; a large south-facing roof section whose solar potential nobody has ever measured : on a wine estate or a cooperative winery, the buildings often remain the poor relation of the diagnostic effort, far behind the vines themselves. The drone documents, in one morning, without scaffolding or any halt to activity, the condition of a chai's roof, facades and ageing room. Here is what it adds, what it doesn't replace, and the prices charged in 2026.

A building with two faces: the historic chai and the industrial chai
A chai actually covers two very different families of buildings. The historic chai, often built in the 18th or 19th century in stone or rubble masonry, under a tile or slate roof carried by a timber frame, draws its natural coolness from the thermal mass of thick walls and a partly below-ground footprint — a built heritage close, roof-wise, to the one covered in our guide to historic monument roof inspection. The modern industrial chai, by contrast, combines a steel or concrete structure, cladding and a steel-deck or fibre-cement roof spanning several thousand square metres, and active climate control to hold the ageing room's temperature and humidity. Two different maintenance logics, two different inspection logics — but the same blind spot : a roof rarely built to be walked, between fragile timber framing on the historic side and ridge height on the industrial one.
Above 500 hectolitres of annual production, the operation also falls under ICPE heading n° 2251 (wine preparation and conditioning) — declaration regime up to 20,000 hl/year, registration regime above that. This status imposes no periodic inspection of the buildings, but it often comes with sharper scrutiny from the insurer over the condition of the production facility, along the same lines as a risk prevention survey for property damage insurance.
Roof and facades: what a drone pass reveals
On both types of chai, a high-resolution orthophoto paired with a thermal pass spots, in a single campaign, what a simple look from the ground doesn't show : displaced tiles or slates, a degraded ridge line, corroded steel decking at verges and valleys, standing-water zones that foreshadow a future leak, and insulation defects visible on thermography where the indoor-outdoor temperature gap is widest. On a multi-thousand-square-metre industrial chai, a study by Javier Gómez and Alberto Tascón, published in 2021 in the journal Informes de la Construcción (DOI 10.3989/ic.84138), developed and validated, on the real case of a 7,200 m² wine-ageing building fitted with a mechanical heating and cooling system, a drone inspection protocol structured in several stages, showing that such a building's condition can be documented in a repeatable way (see the study on Google Scholar).
On a historic chai, the pass favours the orthophoto and optical zoom over systematic thermography — the thick walls' thermal mass and the frequent presence of a below-ground cellar make a thermal reading of the roof less immediately useful than a straightforward visual survey of roofing defects, on the same principle as our guide to facade diagnosis before renovation. The ageing room: the thermal stakes specific to a chai
What sets a chai apart from an ordinary farm building is the requirement placed on the room where wine ages in barrel or in vat : a stable temperature, most often held between 12 and 16 °C, and high humidity, generally between 70 and 85 %, conditions sought to slow oxidation and keep the cork stopper supple. A thermal bridge in the roof or facade — compacted insulation, a punctured membrane, a poorly treated junction between two successive extensions to the building — introduces a local temperature swing that can stay invisible to the naked eye for years, while gradually eroding the consistency of ageing from one batch to the next. Aerial thermography, by mapping the ageing room's entire envelope in a single campaign, pinpoints these weak spots precisely, leaving it to the operator or their engineering firm to have them fixed.

Roof and solar projects: surveying the buildings before investing
The large roofs of hangars and industrial chais, often well-oriented and unobstructed, rank among the surfaces most sought after by wine estates for a self-consumption photovoltaic project. Before any investment, an orthophoto and a 3D model of the buildings measure each roof section's actual sun exposure, on the same principle as our guide to sunlight and shading studies, applied here at the scale of a single estate rather than a whole town as in our guide to municipal solar registers. Once the plant is installed, the same drone handles follow-up : yield checks and panel cleaning when harvest dust or bird droppings cut into production.
Method, flight framework and price
The mission is best scheduled outside the harvest and the chai's activity peaks, and follows a simple protocol : a flight under the open category, most chais being isolated enough to stay in sub-category A3, with prior notification if the estate borders a village or a residential area. The drone flies over the building's roof and facades ; it never enters the ageing room, whose interior remains the job of a standard thermal survey or ground-based measurement.
The deliverable pairs a high-resolution orthophoto with a thermal pass of the roof and facades, a report organised by roof section with defects ranked (good condition, to monitor, works to cost) and, if the mission includes it, an estimate of the roof's solar potential. 2026 prices (excl. Frequently asked questions about drone diagnosis of a winery chai
Does the drone replace a standard thermal diagnosis of the ageing room? No : it documents the outer envelope (roof, facades) in a single quick campaign ; a full interior thermal diagnosis, with probes and loggers over several weeks, remains the reference tool for finely qualifying the room's climate.
Does the chai's activity need to stop during the mission? No : the drone flies over the outside of the building without ever interrupting winemaking, ageing or public visits, and is simply scheduled outside harvest peaks for staff availability.
Does this service suit a small family estate? Yes : the price scales with the building's floor area, and an estate of a few hectares with a single chai benefits from the same method as a cooperative winery, at a proportionally lower price.
Can the report support an insurance claim after a hailstorm? Yes : the dated, geolocated photographic and thermal report documents the roof's condition before and after an incident and backs up the file sent to the insurer, without substituting for the statutory adversarial expert assessment.
